For the past year, most of the conversation in our industry has been about getting found. How do you show up in AI Overviews? Will ChatGPT recommend your hotel? Is SEO still worth the investment?
Those questions still matter, and we've written plenty about them. But there's a harder question coming up behind them: once a guest has found you, who owns the relationship?
Skift's State of Travel 2026 report puts it bluntly: "Every hotel has access to similar AI. What sets the leaders apart is data." Hotels that don't control the guest relationship, Skift warns, risk becoming "inventory on somebody else's app."
AI tools are very good at one thing: finding the best option for a traveller, fast. That's great when your hotel is the best option. It's a problem when the only thing separating you from the property down the road is price.
The Skift research shows how thin brand loyalty has become:
If a guest booked through an OTA, the OTA holds their details, their preferences and the next chance to sell to them. You hold a reservation. When their AI assistant plans their next trip, it will draw on data you never had.
There's also a simple revenue case. SiteMinder's global booking data found hotel website bookings averaged US$519 in 2024, more than 60% higher than the average OTA booking. Direct guests tend to stay longer, spend more and cost less to acquire the second time.
For Australian properties that rely on domestic, drive and repeat markets, that second booking is where the margin is. A family that stays with you every school holidays is worth far more than one booking at a time, but only if you know who they are.
You don't need an enterprise loyalty program to do this well. Most independent hotels and small groups already collect plenty of data. The problem is that it sits in the PMS, the booking engine and the inbox, and nobody uses it.
Here's where we'd start:
Travellers have made it clear that points alone won't keep them. Skift found 83% of US travellers would likely join a competing hotel program that was better tailored to their preferences.
That's good news for independent hotels. You can't outspend Marriott or Accor on points. But you can remember that a guest prefers a quiet room, brought the dog last time or celebrated an anniversary with you, and act on it. That's personalisation an OTA can't copy.
GEO, SEO and AI visibility help travellers find you. Guest data is what brings them back, and it's the one asset in your business that an OTA or AI platform can't take from you.
Keep investing in visibility. Start capturing and connecting your guest data. Make every direct guest worth more than one stay.
AI levels the playing field. Your data tips it back in your favour.
